This will be the first to many parts to my series on our first flip house we sold, I'm spilling all of the deets on how to's, products, costs, design and more. Stay tuned to follow along.
My hope is that this inspires you to take a chance on a project you've dreamed about, learn a little DIY, and get some insight into REAL LIFE home remodeling and not what you see on HGTV.

We bought a 2 bedroom 1 bath home for $85,000 which we had negotiated down because of the condition and offered to put in some sweat equity by cleaning the rest of it out.
We started off with a sloooow beginning. After looking at the home in September of 2022 and getting it under contract, we did not close till December 23rd, right in the midst of the holidays and winter!
Within that time we learned that the basement had some bowing to the block foundation caused by a poor draining system where the block was retaining water and needed to be repaired. The go to contractor for this kind of thing is Safe Basements and we got right on their schedule to install carbon fiber strapping to the walls and redo the beaver system with a price tag of $20k. Uff, we recalculated the numbers and thought that the home was still a good deal.
Now that you have the history, let's get to it. Starting off in the mudroom you initially were welcomed by a dark stained paneled room with peeled up sticky tile on the floor and the smell of animal urine. We knew that the previous homeowner had several dogs that had been kept in the nearby laundry room [we'll get to that space later] and it was clear that the damage was in the floor which we obviously going to replace anyways.

WALLS: Painting is always done before flooring, so Cover Stain Oil Primer was put on the heavily urethaned walls to combat bleed through and 3 coats of Sherwin-Williams Arcade White SW7100 were rolled on in the product Scuff-X by Benjamin Moore
FLOORING: We peeled up the tile, repaired what needed to be repaired, and oil primed all of the subfloor eliminating the odor before installing my favorite flooring to work with from Mannington Floors
DOORS: We painted the doors last because we knew there would be heavy traffic through them till the end and we replaced the handles, hinges, and door stops.
BENCH: The space needed to be more functional, so we added a bench and hooks for all the things. It was constructed out of 2x4s installed like a floating shelf. Then faced with a 1×4 and topped with dark walnut stained 1x6s. Because the walls were not plumb, we added a 1×2 back molding to cover the caps.
